Colliers Morocco

Colliers Morocco announces the sale of the company owning the 20-hectare resort, featuring 550 hotel rooms, while the buyer’s identity and transaction value remain undisclosed.

Marrakech – Morocco – Al Rehla

Ownership of Aqua Mirage Marrakech, a 550-room resort in Morocco’s leading tourist destination, has been transferred to an undisclosed international investor following an acquisition completed in September 2026. The transaction involves one of the city’s large-scale hospitality properties, with potential for future expansion to approximately 800 rooms.

Colliers Morocco, a real estate advisory firm, announced on November 5, 2026, that it had advised Actif Capital I on the sale of Tertia 4, the company that owns the resort. Neither the transaction value nor the buyer’s nationality, investment strategy or operational plans were disclosed.

The acquisition represents a transfer of ownership of an existing operational hospitality asset rather than an agreement to develop a new property, making it a notable transaction in Marrakech’s hotel investment market.

550 Rooms Across More Than 20 Hectares

Located on Route de Tahanaout, south of Marrakech, Aqua Mirage is a four-star all-inclusive resort extending across more than 20 hectares.

The property features 550 guestrooms, a large water park, three outdoor swimming pools, six tennis courts and a conference centre, alongside a range of family-oriented leisure facilities.

These amenities allow the resort to serve different visitor segments, including families, tour groups and meetings and events guests, combining accommodation and entertainment within a single destination.

Potential Addition of 250 Rooms

One of the resort’s main investment attractions is its potential to accommodate approximately 250 additional guestrooms, according to Colliers Morocco.

Such an expansion would increase total capacity to around 800 rooms, representing growth of approximately 45% compared with the existing inventory.

However, this remains a potential development opportunity rather than an approved expansion project. The new owner has not announced a formal development programme, investment budget or construction timetable.

Plans regarding property upgrades, repositioning or changes to the operating model also remain undisclosed. The resort’s current capacity therefore remains at 550 rooms.

Further Hotel Acquisitions in Marrakech

The transaction follows other hospitality asset acquisitions in Marrakech, including Risma Group’s acquisition of the company owning Radisson Blu Marrakech Carré Eden and Egypt’s Pickalbatros Group’s acquisition of the Palmeraie Resort complex in September 2024.

These transactions highlight investor interest in existing hotel properties across Marrakech, particularly large-scale resorts combining operational capacity with potential development opportunities.

However, the absence of disclosed transaction values in some deals limits the ability to assess their combined investment volume or compare property valuations.
